Auckland is set to experience a serious shortage of business zoned land in the very near future. A 2006 report, commissioned by the former Auckland Regional Council, concluded that the region had enough business zoned land to satisfy the needs of Auckland only up to 2021. Regretfully, virtually all zoned land across the region is contained in small parcels or is not available for freehold purchase. Moreover, few of these parcels enjoy the superb strategic advantage of the subject land.

The Draft Auckland Plan indicates that the Auckland Council will take an extremely conservative approach to extending existing Metropolitan Urban Limits (MUL), offering very limited prospects for future urban expansion and thus rezoning.
